Booking Conditions

If you make a reservation at Amsterdam Beach Apartments ( further mentioned as: Appartement Zandvoort B.V. )  via one of our digital channels such as our website, mobile website, telephone, or via a 3rd party website, these booking conditions (“Booking Conditions”), together with our Terms and Conditions, Disclaimer and all other information that we brought to your attention before confirming your reservation will apply.

Please read these Booking Conditions carefully. They explain a number of important matters, and describe our respective rights and obligations.

In these Booking Conditions, “you” and “your” refer to the first named person on the reservation as well as persons on whose behalf the reservation is made. The Site is owned and operated by Appartement Zandvoort B.V. (“we”, “us”, “our”), and when you make a reservation, your booking is with us.

By making a reservation, the first named person on the reservation agrees on behalf of all persons named in the reservation that:

he/she has read and agrees to be bound by these Booking Conditions;
he/she consents to our use of information in accordance with our Privacy Policy;

he/she is over 18 years of age and, when placing an order for age-restricted services, declares that he/she and all members of the party are of the appropriate age to purchase these services; and he/she accepts the financial responsibility to pay the reservation on behalf of all persons named in the reservation.

Follow the instructions on the site to make a reservation with us. To confirm your reservation, please provide your credit or debit card details.

Please check that the details of your reservation are correct before submitting your reservation request. We will not be liable for any delay or non-compliance with your reservation if you provide us with incorrect information.

Your reservation is confirmed and a binding agreement is formed between you and us once we have sent you a confirmation with a valid confirmation number to confirm your reservation. If, upon receipt, you believe that any information on the confirmation is incorrect or you would like changes to be made, you must contact us immediately as it will not be possible to make changes at a later date.

We reserve the right, in our sole discretion, to refuse a reservation and to refuse to provide confirmation.

Paying for your reservation
All payments are online and are in advance, directly when you make your reservation.

If we do not receive all payments due in full and on time, we have the right to assume that you wish to cancel your reservation. In this case, we will be entitled to keep any amounts paid or payable on that date and you will be required to pay the cancellation fee that we specified to you when booking.

The price of your reservation and the terms on which payment, changes and cancellations are made will depend on your apartment, booking type and other factors, and you will be informed of these terms at the time of booking.

Our prices are ‘dynamic’ and therefore differ depending on supply and demand. The price of your reservation will be confirmed at the time of booking and will not be adjusted in the event of exchange rate fluctuation between the date you booked your stay and your arrival date. You should always check the price at the time of booking.

Unless otherwise stated on the website, the price does not include additional services.  Prices also depend on the currency you have chosen as payment and on exchange rate differences. Foreign currency conversion is given as an indication but is non-contractual. Only the currency confirmed on the reservation is guaranteed. We reserve the right to correct errors in both advertised and confirmed prices. We will do this as soon as we become aware of a possible error.

The price of our confirmed reservation is at all times subject to correction for errors and changes arising from government action such as changes in tax or other changes imposed by the government, and changes in currency exchange rates. We reserve the right to pass on to you any increases in the price of your reservation as a result of this.

We strive to ensure that all information and prices on both our website and marketing materials are accurate. However, changes and errors may occasionally occur and we reserve the right to correct prices and other data in this case. You should check the current price and all other details regarding your chosen reservation before booking.

Changes on your part
In general, confirmed reservations cannot be changed. All reservations are non-refundable and all sales are final. If you wish to make changes to your confirmed reservation, contact us directly via e-mail in case of a direct booking. If you made your reservation thru an online travel agent like or Airbnb, contact their customer service.

While we will do our best to assist you, we regret that we cannot always accommodate your change requests. If changes can be made, you will be liable to pay any additional costs we incur. Please also see specific terms and conditions communicated to you at the time of booking.

Cancellation on your part
If you wish to cancel your confirmed reservation, follow the procedure stated in your booking confirmation. If you made a direct reservation thru our website, contact us by e-mail:
Please note that reservations are non-refundable in the event of cancellation once the reservation has been confirmed. If the reason for your cancellation is covered by the terms of your insurance policy, you can reclaim these costs at your insurance.

If you decide to check out before it is required, we will not be able to refund the cost of the unused time remaining on your reservation, or be liable for any additional charges you incur. Depending on the circumstances, your travel insurance may provide cover for abatement, and we recommend that you make any claims directly with them.

If we cancel your reservation
We may cancel your reservation at any time with immediate effect by notifying you in writing (including email) if you fail to pay all charges related to your reservation in full and on time, or if you otherwise breach any provision of these Booking Conditions. That’s in addition to other legal rights and remedies we have as a result of your breach of contract.

In exceptional circumstances we may be forced to cancel your reservation due to ‘force majeure’. If this happens, we will notify you as soon as possible, and:
if you have already paid, we will refund your fees; or
if you haven’t paid for your reservation yet, you don’t have to.
We will not contribute to any expenses or losses you incur as a result of such change or cancellation.

For the purposes of this clause, ‘force majeure’ is defined as any event that we could not, even with all due care, have foreseen or avoided as a result of which we are unable to provide you with your room. These events include, but are not limited to, war, threat of war, civil unrest, terrorist activity and the consequences of the threat of such activity, riot, act of any government or other national or local authority including port authorities, industrial dispute, lockdown, natural disaster or nuclear disasters, fire, chemical or biological disasters and adverse weather, sea, ice and river conditions and similar events beyond our control.

Appartement Zandvoort B.V. is entitled to require the guest to accept other, similar accommodation than would be made available according to the agreement in case of overbooking. The guest may refuse this alternative. In this instance, the guest has the right to terminate with immediate effect the agreement to which the aforesaid requirement applies, without prejudice to his obligations under other agreements that are made with Appartement Zandvoort B.V.

We strongly recommend that you take out personal travel insurance for all members of your party. It is your responsibility to ensure that the insurance coverage you purchase is appropriate for your personal needs. We do not review insurance policies.

Special Requests
If you have any special requests, please let us know when you make your reservation. Whilst we endeavor to make all reasonable requests, we cannot guarantee that any request will be met, unless we have specifically confirmed to you in writing that this will be done. The fact that a special request is stated on your confirmation or other documents, or has been forwarded to us, does not constitute confirmation that the request has been fulfilled. Failure to comply with a special request is not a breach of contract by us unless the request is specifically confirmed. We do not accept reservations that are conditional on fulfilling a special request.

All our properties are non-smoking. When evidence of smoking is found in your apartment, management hold the right to take appropriate measures and you will be fined with € 150,- for cleaning costs.

Pets are not allowed in any of our properties. When evidence of the presence of pets is found in your apartment, management hold the right to take appropriate measures and you will be fined with € 150,- for cleaning costs.

Handicaps and Medical Problems
If you or anyone in your party has a medical problem or disability that could affect your stay, please let us know before booking so we can advise on the suitability of your chosen apartment. In any case, you must provide all details in writing when you make a reservation. If Amsterdam Beach Apartments feels reasonably incapable of meeting the specific needs of the person concerned in an appropriate manner, we reserve the right to reject the reservation or, if all details are not provided at the time of booking, to cancel it if we become aware of this information.

If you wish to make a complaint during your stay, you must immediately inform us by email, and we will endeavor to put things right. If the complaint cannot be resolved and you wish to proceed with your complaint, you must submit a formal written statement of your complaint to us at within 5 days of the end of your stay, stating your reservation number and any other relevant information. This allows us to quickly identify your problems and respond to you faster. Failure to follow the procedure described in this provision may affect our ability and the ability of the relevant supplier to investigate your complaint, and will affect your rights under this agreement.

When you book, you accept responsibility for any damage or loss caused by you or any member of your party. Full payment for such damage or loss must be paid directly to the hotel at that time. If you fail to do so, you are responsible for resolving any complaints subsequently made against us (as well as your own and the other party’s full costs of litigation) as a result of your actions. The hotel reserves the right to terminate your stay or that of any other member of your party for misconduct if they consider it reasonably appropriate. No refund will be given.

Our Liability
Appartement Zandvoort B.V. cannot be held liable for damages, loss or theft of your belongings in any of Its properties. This also Includes damage to vehicles of guests.

Appartement Zandvoort B.V. is not liable for damage directly or indirectly caused to whomever or whatever as a direct or indirect consequence of a defect, capacity or circumstance of, in or on any movable or immovable property of Appartement Zandvoort B.V. or Appartement Zandvoort Beheer B.V. is the holder, lessee, tenant or owner.

Appartement Zandvoort B.V. and Appartement Zandvoort Beheer B.V. are limited to the amount that can reasonably be insured.

Appartement Zandvoort B.V. is not liable for damage or loss of goods taken into custody for guests.

If Appartement Zandvoort B.V. receives goods or if goods are deposited, stored and/ or left by anyone in any way whatsoever, Appartement Zandvoort B.V. is not liable for damage to or in connection with those goods in any way whatsoever. In all cases, Appartement Zandvoort B.V. and Appartement Zandvoort Beheer B.V. cannot be held liable for compensation for damage to goods that are deposited, stored or left behind.

We accept no responsibility for services or facilities that are not part of our agreement with you. Excursions or other tours and activities that you decide to book or pay for during your stay at our apartments are not part of your contractual arrangements with us.

Usage of our complementary bicycles is at your own risk. Always be careful and only use the bicycles if you have experience in riding bicycles and are physically and mentally in good shape. Only use the bicycles if you know the Dutch road rules. We strongly advise you to use a helmet. Never, absolutely never, ride under the influence of alcohol, drugs, medication or any other similar substances. Be sure your insurance covers riding a bicycle and always check the technical state of the bicycle before you use it and only use it if it is in perfect working order. Appartement Zandvoort B.V. is never responsible for fines, tickets, penalties and / or other costs that might occur while riding the bicycles.

Photos on the website are not contractual. Whilst every effort is made to ensure that photos, graphics and text illustrating hotels provide as accurate an impression of the property as possible, differences may occur, in particular due to changed furniture or possible renovations.

Hyperlinks in the booking information may link to sites other than the website and we accept no responsibility for the content of these websites or the services offered on them.

Guests should first contact us in an effort to resolve the dispute amicably.

Applicable law & competent court
Without prejudice to mandatory protective provisions applicable in your country of residence, both parties agree that these Booking Conditions and the agreements to which they apply are governed in all respects by Dutch law, and that any dispute will only be handled by the courts in the Netherlands.

Amendments to the Booking Conditions
We may amend and/or supplement these Booking Conditions at any time. In these cases we will put the new version of the Booking Conditions online. They will apply to all customers automatically and with immediate effect.
